Somebody on your side of the table, every week

A renovation goes wrong in the gaps: between what was quoted and what was built, between what the contractor said on Tuesday and what happened by Friday, between the invoice and the work it claims to cover. Owner's representation means one person whose only job is to watch those gaps for you.

What is included each month

• A weekly call with your contractor, run by us, with written notes to you the same day.
• Schedule and budget tracked against the original quote, updated weekly.
• Every change order reviewed before you approve it: is it real, is it priced fairly, is it already in the scope.
• Invoice review before you pay: does the amount match the work completed.
• Progress checks from photographs and video you or the contractor send, with a written note on anything that needs attention.
• Unlimited questions by email and message, answered within one business day, in English or Spanish.

Site visits

This service is delivered remotely and works anywhere in the United States. In Greater Orlando, site visits are available at $180 per visit and can be added to any month. Outside Greater Orlando we work from photographs, video calls and the contractor's own reporting.

Who does the work

Gisselle Gonzalez. Six years running a renovation and building materials company with a team of five, plus residential renovation management in Florida. She has been the contractor, the supplier and the owner, which is why she knows where each of them cuts a corner.

What it is not

We do not perform construction, pull permits, inspect for code, or replace the licensed contractor you have hired and contract with directly. This is not legal advice and not an engineering or inspection service. We represent your interests to your contractor; we do not take over the project.

How it works

Each purchase covers one calendar month for one project. After purchase you receive an email within one business day to schedule a start call, where we go through the quote, the schedule and how you want to be kept informed. Renew month to month for as long as the project runs; there is no minimum term.
